Net absorption of offices in Kyiv grows by 1.7 times in H1 2015, vacancy by 3.5% - Colliers International

Net absorption on the office property market in Kyiv in January-June 2015 grew by 1.7 times year-over-year thanks to the gradual stirring up of demand, reaching around 50,000 square meters, Colliers International consulting company said in a report which was released on Monday.

"It's remarkable that in H1 2015 search of premises by leasers in 70-80% of cases finished by the prolongation of the existing leasing agreement with new discounts. This trend and new office supply were the reason of the increased vacancy along with increased activity of leasers," the company said, with reference to Colliers International in Ukraine managing director Oleksandr Nosachenko.

According to the report, in January-June 2015 the vacancy rate in Kyiv's offices grew by 3.5% reaching 23.3% compared to 19.8% in late 2014.

Colliers International said that in January-June 2015 the upper rent rate range of offices with decoration in Kyiv in A class business centers fell to $20-29 a month and in B class business centers – to $5-9 a month.

"Those companies which signed leasing agreements in 2009-2010 and prolonged the agreements in 2015 win strategically," Nosachenko said.

Colliers International said that in January-June 2015 some companies moved to other offices as they had an opportunity to improve the quality of leased offices.

"In H2 2015 it is expected that the trend would continue and the number of companies that are ready to consider moving to alternative premises will grow," the company said.
