Prices on primary housing market in Kyiv 25-35% up in hryvnias, 10-15% down in U.S. dollars - CDS

The price of one square meter on the primary housing market in Kyiv since early 2016 tentatively by 25-35% on average as of early December 2015 in the national currency, the director of City Development Solutions (CDS, Kyiv) consulting company, Yaroslava Chapko, has said.

"The prices on the primary housing market in hryvnias grew almost in all segments – growth was from 25% to 35% on average," she said at a press breakfast in Kyiv on Tuesday.

Chapko said that since early 2015 the average price of one square meter of economy class apartments on the primary market in Kyiv grew by 36%, to UAH 19,285, that for comfort class – by 29%, to UAH 24,800, business class – by 35%, to UAH 35,220, and premium class – by 24%, to UAH 556,210.

She said that the prices in the national currency grew, despite the absence of large fluctuations of the exchange rates.

"This means that property is still of great demand even not for living, but for investing and developers today are trying to compensate the U.S. dollar losses they saw in the previous years when they cut the prices, as the prices in hryvnias were increased not proportionally to the U.S. dollar exchange rate," she said, adding that this concerns only the popular facilities in Kyiv.

Chapko said that since early 2015, the average price of one square meter on the primary housing market in Kyiv in the U.S. dollars fell by 10-15%.

"The premium segment lost in the U.S. dollars most of all, as in the previous years the U.S. dollar prices did not considerably fall in this segment. This year we saw a serious decline in the prices – by at least 15-20% and for some projects the decline reached 25%," she said.
