Hotel occupancy in May highest in Lviv and Bukovel – Hotel Matrix

The highest occupancy of the room stock in May was recorded in Lviv – 57% and Bukovel – 39% versus 25% in Odesa and 22% in Kyiv, Hotel Matrix project manager Olha Mischenko said at the Ukrainian Hospitality Conference on Monday in Kyiv.

The average daily room rate (ADR) in Bukovel was UAH 3,466, UAH 2,546 in Lviv, UAH 2,250 in Odesa, and UAH 1,970 in Kyiv. At the same time, RevPAR (revenue per available room) in Lviv reached UAH 1,454, UAH 1,354 in Bukovel, UAH 570in Odesa, and UAH 429in Kyiv.

"In general, it's too early to talk about make it even. However, there is a slight increase in activity in business cities such as Odesa and Kyiv, compared to the same period last year. In regions that received "forced tourists" last year (Lviv, Bukovel, Zakarpattia), the demand for hotels decreased in 2023. Despite this, the indicators are at the profit-making level," Mischenko said, commenting on the published data to Interfax-Ukraine.

According to Mischenko, the Hotel Matrix system allows generating a consolidated forecast for the region for several months in advance.

"On average, we see a very short, from several days to a week, booking depth in business cities (Kyiv, Odesa). Lviv has a slightly larger booking window. In Bukovel hotels, bookings are already underway for August, and we already see occupancy rates for these dates above 50% there. We assume that a similar situation is observed in all resort regions of Western Ukraine," Mischenko said.

In general, she said that resorts in the west and center of the country will be in high demand, especially those that offer recreation near the water. Suburban hotels in million-plus cities will also show good occupancy and profitability.

As for the duration of rest in resort towns, it returned to the pre-war period, with an average of 8-10 days.
