It is better to develop hotel projects in the medium-price segment under the management of professional international operators in Dnipropetrovsk and Kharkiv, Senior Consultant, Valuation and Advisory Services at Colliers International in Ukraine, Natalia Chystiakova, has said.

"The result of a study showed that it is better to develop hotel projects of the medium-price segment in the two cities with populations of over one million, as they do not have hotels under the management of professional international operators. The Kharkiv hotel property market is more developed in the higher and medium-price segments," the press service said, citing Chystiakova.

The press release says that Colliers International specialists have analyzed several hotel projects for which an international operator will be attracted in Dnipropetrovsk and Kharkiv. The names of the projects are not disclosed.

The Kharkiv hotel property market in Q1, 2013 has two five-star hotels, 12 four-star hotels and five three-star hotels with a combined room number of around 1,200 rooms. The average price of a standard double room with breakfast in the hotels of the medium-price segment is UAH 700-1,200.

The company said that the hotel market in Dnipropetrovsk has one five-star hotel, nine four-star hotels and three three-star hotels.

Colliers International said that Dnipropetrovsk faces a shortage of high-quality hotels in the medium-price segment, and the total room number amounts to some 800. Taking into account the high business activity in the city, it would be hard to book a standard room at a price lower than UAH 1,000 in a high-quality hotel on work days. The average price of a standard double room with breakfast is UAH 1,000-1,600.
