Ukrainians more actively buying business class housing – DIM

With the beginning of autumn, transactions for the purchase of business class apartments with an average price of $2,000 per sq m have become more frequent on the primary real estate market, Daria Bedia, marketing director of the DIM group of companies, told the Interfax-Ukraine agency.

“According to our analysts’ research, business class now accounts for 25% of the sales structure, although in the spring this figure was at 15%. Such signals are encouraging, so we expect an increase in demand this fall. Of course, everything will depend on the news at the front, frequency and consequences of shelling of the capital and possible power outages. We also perfectly understand that this category of buyers at the end of autumn will probably leave Ukraine for the winter,” Bedia said.

According to her, the level of demand is directly influenced by the project itself and its concept, stage and construction activity. Important criteria are the reputation of the developer, his ability to stick to his word in terms and promises, as well as flexible purchase conditions for both 100% payment and installments. Much attention is paid to the view characteristics and quality of materials, spatial zoning of the territory, landscape design, service company, security and concierge service. For people choosing business class, it is important to have a sufficient number of parking spaces and the presence of underground parking with an elevator to the residential floors.

According to analysts from the DIM group of companies, apartments with regular layouts are now in high demand, more often either classic planning solutions or Euro-formats with spacious kitchen-living rooms and isolated personal rooms.

The area of one-room apartments, which are most often purchased in the business segment, reaches 50-55 square meters, two-room apartments – 75-80 sq m, three-room apartments – 100-120 sq m. Mandatory attributes of such apartments, as the DIM marketing director clarified, are a large living area with panoramic windows with an area of 30 square meters, master bedroom with dressing area and separate bathroom - 20 sq m, children's room - from 25 sq m with wardrobe.

At the same time, the trend towards a decrease in the average area of purchased apartments continues.

If earlier, according to her, in business class they were interested in three-room apartments in the range of 120-150 sq m, now up to 120 sq m. At the same time, two-room apartments are now more in demand in the range of up to 85 square meters versus 85-100 sq m earlier. The request has not changed only for one-room apartments at the level of 50-55 sq m.
