Intergal Group implementing six projects in EU
Intergal Group has announced the implementation of investment projects in Hungary and Germany.
"In Hungary, there are currently four large projects, and in Germany - two. The prospects of markets in other EU countries are being considered, in particular in Holland, Ireland and a number of countries where there is a huge housing deficit," Hanna Layevska, Commercial Director of Intergal-Bud (Kyiv), told the Interfax-Ukraine agency.
Intergal-Bud, as a Ukrainian developer, is a subsidiary of Integral Group. As Layevska noted, the parent company Integral Group planned to enter the development market of the European Union even before the war.
"For several years, we have been analyzing countries, market activity and conditions for entering them. In terms of market stability and profitability, Germany is the most interesting, in terms of the prospects for price growth, more understandable conditions for entering the market, and the availability of land - Hungary," she said.
The fall in the volume of the Ukrainian market after the start of the war spurred Integral Group to intensify portfolio diversification. The group became a participant in a number of projects in the selected countries.
Two complexes are already under construction in Hungary, sales are open in one (the Waterside Residence residential complex with 316 apartments, about 30,000 square meters). The second, with a total area of about 50,000 square meters, will go on sale in September. Two more projects in the capital of Hungary are at the concept development stage.
Two projects are also being actively implemented in Germany: the construction of a six-story residential building with a total area of about 4,000 square meters in the center of Leipzig and the restoration of an architectural monument, a 17th-century castle, for future housing (about 20,000 square meters). The markets of Berlin and Hamburg are also being analyzed in this country.
Layevska reported that Integral Group is implementing projects in partnership with local developers. Intergal-Bud specialists (development, design, and engineering) are involved in the implementation of all European projects.
"Since we are involved in these foreign projects, in practice we look at the standards, principles, quality of architecture, the European approach to designing the apartments themselves inside and the infrastructure of the facilities. There are cool ideas in terms of building design, facade solutions, planning solutions that can and should be applied in Ukraine - this is for sure. Therefore, this experience will definitely be reflected in our Ukrainian projects," she noted.
According to Layevska, Intergal-Bud will also be the exclusive representative of European projects in Ukraine. Apartments in them will be offered in sales departments in Kyiv and Lviv. The first such option will be tested in the Waterside Residence residential complex.
"In Hungary, one of the most interesting and promising markets has a steady upward trend in prices for new real estate. In addition - rental income is 5-6% in foreign currency. This is one of the best indicators in the EU," she commented.
As the commercial director said, at the first stage, a potential buyer will be able to get advice in Ukraine, choose and book an Integral Group property in Europe, but to sign the contract, he must arrive in the country where the project is being implemented. Procedures are currently being worked out to ensure a "turnkey service."
At this stage, projects are being implemented using the parent company's own funds, but in the future, the possibility of project loan financing is being considered.
