Crisis on housing market to continue for at least 3-4 years, says expert

Kyiv, April 4 (Interfax-Ukraine) – The average price of a square meter of housing in Kyiv today is $1,850, while most buyers can afford up to $1,500 per square meter, according to the president of the Union of Realtors of Ukraine, Oleksandr Rubanov.

"From my point of view, we've only just entered the crisis, and we'll see and feel more lows for at least three or four years. This will be a smooth fall. The price of a square meter of $1,500 was fine for buyers," he said at a press conference at Interfax-Ukraine on Tuesday.

Rubanov also said that today some newly built complexes offer large three- or four-room apartments at UAH 7,200-7,300 per square meter.

In turn, Chairman of the Committee for Analysis at the Union of Realtors of Ukraine, Vsevolod Zhoholev, said that UAH 7,200 per square meter is the cash cost of one square meter, although the question is that there are no buyers on the market.

"I think that now we'll see a stable situation with small growth signals, although if something [negative] happens, the price could tumble," he added.

Zhoholev also said that while earlier the average buyers were from business, now they are mainly officials.

The experts said that the average discount for cheap apartments in Kyiv is 307%, while for apartments located downtown it reaches 20-22%.
