Total supply on retail real estate market in Kyiv about 250,000 sq m – UTG
KYIV. Feb 8 (Interfax-Ukraine) – The total supply on the Kyiv retail real estate market is estimated at 250,000 sq m, while high development activity is also observed in the regions, follows from a study by UTG.
“In Kyiv alone there are about 50 announced projects that may appear in the near future. Many of them are at a high stage of readiness: Ocean Mall is almost ready, the Lukyanivka shopping center and Dytiachy Svit (Children's World) are at a high stage. There are also projects whose implementation has been suspended. In addition, quite large commercial premises with an area of 5,000-15,000 sq m of small supermarkets and shopping centers have been announced as part of almost every residential complex,” said Kostiantyn Oliynyk, head of the strategic consulting department of UTG, at a press conference at the Interfax-Ukraine agency.
The total supply of new space in Kyiv is estimated at 250,000 square meters. Thus, in 2024-2025, the White Lines shopping center (28,000 sq m), New Ray (34,500 sq m), April Mall (36,500 sq m), BalticSky (20,000 sq m), Ocean Mall (110,000 sq m), and Lukyanivka (47,000 sq m), etc.
According to the expert, currently development activity is gradually shifting to the western regions of Ukraine, however, large projects are also being announced in the largest cities in the central, eastern and southern regions.
“Development activity is observed in many cities of Ukraine. Approximately 20% has been announced in Odesa, several large projects and about 10 small ones with an area of up to 4,000 square meters are being built in Dnipro. At the same time, development activity is now shifting to the western regions of Ukraine. In the future, in three to four years, all these properties will gradually enter the market, and this, in turn, will affect vacancy,” he said.
According to UTG, the Akvarel shopping center (7,500 sq m), IT Town multifunctional complex (15,000 sq m), Portico Mall (5,000 sq m) are announced for launch in 2023, while the total supply, including frozen projects, amounts to more than 306,000 sq. m.
In Dnipro, the opening of the Terra-Nova (23,100 sq m) and the Sich multifunctional complex (23,100 sq m) is announced for 2025. The total supply is estimated at 164,300 sq m.
UTG was founded in 2001. It developed more than 1,300 real estate concepts. Over the years, 4.7 million square meters of commercial space have been leased with the company's participation in Ukraine.
