Price of primary housing in Kyiv in 2013 up by 1.3%, secondary housing - 1.4% down - experts

The average price of primary housing in Kyiv in 2013 increased by 1.3% compared to 2012, to UAH 13,337 per square meter, while in 2012 the growth on the previous year was 2.3%.

According to data from the Stolychna Nerukhomist information and analytical portal (Kyiv), the increase in the average cost of primary housing in Kyiv in December 2013 was 0.33% compared to November 2013.

Last year, the price of primary economy class housing in Kyiv fell by 0.2%, to UAH 9,943 per square meter, while business class prices were down by 1.6%, to UAH 15,160 per square meter, reads the report.

The price of primary premium class housing in Kyiv over the year went up by 3%, to UAH 22,112 per square meter, the company experts said.

According to the report, the share of economy class apartments in the structure of primary housing supply last year amounted to 59%, while the share of business class and premium class housing decreased by one percentage point and amounted to 27% and 14% of the total supply respectively.

According to the company analysts, the main trends on the primary real estate market in Kyiv in 2013 were, in particular, price stagnation, as well as the fact that new properties practically had no four-room and more apartments.

In addition, during the year the share of objects with apartments with a minimum total area of below 25 square meters increased on the primary housing market in Kyiv.

The average price of secondary housing in Kyiv in 2013 fell by 1.4% on 2012, to UAH 15,922 per square meter.
