An innovative ecosystem of house management - SFERA living system – is already in Ukraine
Nowadays many people are not satisfied with the quality of housing and communal services. The home maintenance is not always of the high quality and utility rates are not formed clearly for the residents. Dissatisfied residents create group chats with their neighbors in social networks to find out the solutions of their problems an even to strive against housing and communal services.
That is why the company Riverside Development has made the first in Ukraine innovative home management ecosystem – SFERA living system. This system will control the life of the house after its commissioning and will provide the residents with housing and communal services. It will secure the transparent expenditure control and democratic decision-making. All the processes of the ecosystem will be highly possible automated.

The interaction of the management company and residents, as well as remote control of peripheral devices will be maintained via mobile application (for Android and iOS) and chats. In addition, the integration with a "smart apartment" is available in the mobile app.

It makes them closer to each other and allows to respond to inquiries quicker and to monitor tasks. Thanks to the SFERA living system the residents can call the service managers within 24 hours, order services and report about the problems. Our system is not only twenty-four-hour support, security and caring for residents, but also the opportunity to create interest groups, to organize picnics with neighbors and to make important decisions. We create not just a place to live, but a comfortable harmonious space, a new community," - Andrey Vavrysh presented the system.
The service managers will work with the residents, and the chief engineer technical service will provide the house maintenance. The pre-published work schedule will allow everyone to control if the job is done at the set time. It will be possible to assess the results of the management company work.
The building automation system consists of a command center and a periphery. The system control center notifies, reacts and informs about all the aspects of the house’s life thanks to sensors installed in the premises and in the yard. Thus, the operator of the management company can monitor the operant conditions of all systems and respond quickly if maintenance is needed. The temperature of the air in the house, the cleaning order, the maintenance schedule can be monitored on one display. The "Smart House" provides the establishment of temperature sensors, water alarms, closed/open windows and doors sensors, digital counters, and the creation of a parking management system.
The main services provided by the management company include financial reconciliation check, architectural replanning, repair work, as well as assistance in preparing the title deeds. Thanks to the concierge service it will be convenient to order additional services, for example, the food, flowers, water delivery etc, depending on the wishes of every resident.
The residents will receive invoices in a convenient form through the mobile application. The counters are read automatically, and payments are grouped by categories. You can pay for all the services in the application. Your smartphone will also have access to the cameras in the lobby, on the floor and in the courtyard, as well as to IP-domophone that allows to open the door from a distance, to plan a guest's visit and to warn the concierge about it.
The residents can communicate to each other through the SFERA living system. It will be possible to discuss all the management company initiatives in the mobile app, to vote for the ideas and projects, or to see the news of the management company.
